We offer two main types of Letting Services; a ‘Let Only’ and a ‘Full Management’, both are defined in detail below. We are more than pleased to offer you a service that best suits you and your desired requirements. We offer a ‘NO LET NO FEE’ service for all our Landlords.

Let Only Service

This service is designed for those landlords that would wish us to find them the right tenants and for them to manage the day to day services of the property themselves. This kind of service is ideal for those that have no other or little other work on their hands. This includes the following:

  · Free Rental Appraisal of your property

  · Free Advertising including a ‘To Let’ board (unless otherwise Stated) and the property being

    listed on our website.

  · Accompanied viewings (including evenings and weekends)

  · Full credit referencing, reference / guarantor checks for each tenant

  · Preparation and service off all legal documents (Tenancy Agreement)

  · Preparation and service of legal documents prior to tenancy termination

  · Notification of services (gas, electric and water etc)

  · Rent Collection

  · Arrangement of compliance checks and certification (where applicable)

      Full Management Service

This service is intended for those Landlords that would wish us to find them the right tenants and for us to also maintain the property for them. In this service we promise and do maintain the property as if it was one of our own. This service is ideal for those that have other work or more work on their hands. This includes the following:

  · Free Rental Appraisal of your property

  · Free Advertising including a ‘To Let’ board (unless otherwise Stated) and the property being

    listed on our website.

  · Accompanied viewings (including evenings and weekends)

  · Full credit referencing, reference / guarantor checks for each tenant

  · Preparation and service off all legal documents (Tenancy Agreement & Inventory)

  · Preparation and service of legal document prior to tenancy termination

  · Notification of services (gas, electric and water etc)

  · Rent Collection

  · Regular Property Inspections

  · Arrangement of compliance checks and certification (where applicable)

  · End of tenancy inspections (including dealings with any retention from security deposits)

  · Arrangement and supervision of all maintenance works
